The ADVANTAGE Review Workflow

This workflow is designed for older building stock and complex assets in the DC Metro area. It is built to uncover hidden issues, document evidence, and create a clean path from assessment to restoration or rebuild.

Full Property Review

Top-to-bottom inspection of key systems, envelope, interiors, and safety items. We document what is visible and what is likely concealed.

Evidence Package

Photo logs, measurements, notes, and a clear narrative describing observed conditions and probable causes.

Covered vs. Capital Separation

We separate probable insurance-covered damage from non-covered maintenance and planned improvements—so you know what can be pursued and what must be financed.

Insurance Coordination (If Applicable)

We help you stay hands-off: claim-ready scope support, adjuster coordination, and on-site walkthrough preparation.

Execution Plan + Estimates

We develop a disciplined execution plan and estimates for (a) insured scope and (b) out-of-pocket scope—so nothing is blended or confusing.

Restoration / Construction + Closeout

Trade coordination, QA/QC, and final documentation so the asset returns to full working condition without loose ends.

Commercial Building Assessment: $4,500 flat rate (waived if you award the insured scope to ADVANTAGE).
